When we found the property on Indian Trail Dr., it was very worse for the wear. The home had been abused and neglected for many years. This property was not in the best condition but that allowed us to get it for a very decent price. We picked up this property for around $45,000. The house was bought and the owners just abandoned everything.
When we arrive at the property you can tell that the previous tenants did not care about the look of the house. The yard was overgrown and not maintained. This is why it is important to have a landscaping contractor. Curb appeal is very important to potential renters and having a someone you can call to fix the landscape is imperative.
Moving into the house, you can see how quickly the previous tenants left. They left everything behind and took the bare minimum. The floors were barely visible under all the garbage left behind. This was going to be a big cleanup project for our general contractor. We had 2 dumpsters delivered in order to accommodate the trash.
Next, we examine the two bathrooms, which both are in need of complete demo. Based on previous homes we estimate this to be around $1,200 dollars per bathroom. As you know the bathroom is immensely important when attracting a renter. This expense is a no brainer when it comes to rehabilitating the house.
Lastly, we venture into the garage, where as you can tell from the video, the previous tenant dumped everything they didn’t want in the house outside in the garage. Thankfully the house is in decent shape structurally. The majority of our renovation budget can go towards cleanup and upgrades.
